Sydney North-West Steel Factory

Client MandateThe client is a local steel manufacturer who has been renting an industrial unit for several years, and engaged us to source a factory to purchase for their business. The ideal brief was to source a 500m2+ warehouse plus external yard within an IN1 zoning in Sydney north-west suburb of Riverstone, a very tightly held industrial precinct with a circa $3m budget. The client contacted us just before Christmas and needed to move out of the current location within the following 3-6 months, a mission impossible.
‍ResultSourced off-market, this low-site coverage 650m2 Industrial factory sitting on a large 1671m2 of land was ticking all of our clients boxes. Taking advantage of the tenant not exercising their option to renew the lease, we quickly acted and did everything we could to secure the property for our client. We conducted extensive DD, and negotiated a price well below the appraised market value of $3.4m with terms that allowed our client a smooth transition from the current location without losing productivity.
