Client MandateOur client is a Sydney-based medical professional who had been renting her clinic premises for over ten years. Too busy to search and without deep knowledge of the market, she engaged Bespoke Commercial Buyers Advocacy to manage the entire acquisition process on her behalf. Her mandate was precise: secure a commercial suite in Bondi Junction, as close to Westfield as possible, with a minimum of 200m² of internal space, carspaces, and abundant natural light - all to be purchased through her self-managed super fund.
ResultWorking exclusively off-market, we identified seven opportunities, inspected and analysed each against the client's brief and SMSF acquisition criteria, and shortlisted three. We made offers on two - walking away from one after due diligence revealed material strata levy issues and unresolved building defects. The right property ultimately presented itself: a 275m² suite with a 175m² exclusive-use outdoor terrace, four carspaces, and an abundance of natural light, situated directly adjacent to Westfield Bondi Junction.
We negotiated the purchase price from $4,600,000 down to $4,325,000 - a saving of $275,000. By structuring the transaction as a sale of a going concern, GST was not applicable to the purchase, delivering a further saving of $432,500. Total saving to the client: $707,500.
Stripping out carspace value, the suite rate lands at $14,272/m² NLA - below the $14,500-$15,000/m² range recorded for comparable suites in the same building over the last 12 months plus 175m² exclusive terrace. Existing tenancies retained with income into the SMSF from day 1, and the client will in the future be able use 207m² as owner-occupier space for her clinic.
